MONDAY

Places I take my friends when they visit [City]

Draw in local eyes by listing out various categories (see image above) such as restaurants, cafes/coffee shops, sights to see, etc. Make sure to tag the local businesses.

Tuesday

If you want to sell your home in [City] quickly and for top dollar, here’s what you’re NOT going to do

Put that text as a hook over a 5 second video of a beautiful home or local scene. In your caption, demonstrate your expertise to your potential clients, showing them a little hint of what you bring to the table when they choose you to list their home.

Pro tip: Make it super easy for leads to take the next step with you by including a strategic call to action such as “Comment VALUE and I’d be happy to set up a time to discuss what I think your home is worth.”


Wednesday

[Listing spotlight post]

Yes, you can do a listing spotlight even if you don’t have any listings at the moment. Choose a listing that your ideal client would be interested in, and of course, ask the listing agent for permission to share it on Instagram (they will almost surely say “Yes!”). Use a catchy hook, like a hypothetical quote or request from a potential buyer client of yours (e.g. “Show me a house with more space that’s no more than 30 minutes from downtown”).

Thursday

Their view of [City] | My point of view

Whether you consider yourself a local influencer or not, your potential clients are looking for a real estate agent that can sell the dream and vision for living in your area. Leverage social media trends and other local “influencer” style content that is relatable and builds connection with your audience. Wondering what would work for this type of post? Think about content that tends to provoke comments and engagement (i.e. Saves, Shares, etc).

First, your post could say, “Their view of [City]:” then switches to super short images/videos that you’ve taken that capture the beauty and energy of where you live, with the text: “My point of view”

Just look at your camera roll from the past couple of weekends and choose images that you know will help romanticize life in your area.

Friday

[Moving to DC?]

This final post for the week provides value to your audience and specifically targets those relocation buyers that are considering a move TO your city. You can position it as: “Moving to [City]? Here’s advice from someone who’s lived here for [XX] years.” Then in your caption, give advice like you would give to a out of town friend or family member who is considering moving to your area. This shows your leads (even those that already live in your area) that you are an expert in your market that they should consider for their most important transaction (buying or selling a home).
