8 Reel Ideas to Generate Leads as a Real Estate Agent

How real estate agents can go beyond trends and humor with Instagram Reels to better attract their dream clients

Real estate agents everywhere are catching on to how effective a strong social media marketing strategy can be for generating leads, and one of the best ways to reach new potential clients is with Reels on Instagram.

Honestly, it feels like Instagram is becoming an absolute requirement for real estate agents in 2024 and beyond.

But here’s the thing about reel ideas:

They are just one piece of the puzzle. A great reel is more than just a “hook” or text on the screen. You need to pair it with a strategic caption that will help get your content in front of the right eyes.

Once a potential buyer or seller has their attention grabbed by the text on screen, the next place they look for more value is your caption. This is your chance to not only build trust and rapport with a new lead, but even more importantly, tell them how to take the next step to engage with you. 

Your call to action in the Reel caption could be instructions to “Comment GUIDE here to get my Local Fall Guide” or another lead magnet. A lead magnet is a free guide that you provide in exchange for the viewers email address (access customizable templates such as Relocation Guides, Neighborhood Guides, local seasonal guides and more here).

I always tell agents to take this a step further and to leverage an automation tool like ManyChat to automatically and instantly respond to these comments with a direct message on Instagram (that comes ‘from you’) with the requested lead magnet, as well as another call to action to engage with you further.

To get the maximum reach with your reel, consider how you can use the caption to teach the Instagram algorithm how to promote your reel (and your Account) to the right people who will be interested in it.

Let me explain:

If Instagram puts a premium on reels that are ‘saved’ by users and often ‘shared’ with others, then consider subtle ways to prompt this in your caption. You could say, “Be sure to save this post to refer back to” or “Make sure to send this to a friend that you want to join you on this fall outing.” By avoiding the overt and rote “Make sure to Like and Follow”, you are showing potential leads that you are a real, authentic person that they can hopefully imagine working with on one of the most important transactions (buying or selling a home) while still increasing the chances of the Instagram algorithm favoring your reel when your viewers inevitably engage, save, and share your content.

Consistency Wins

The other thing about reels & Instagram strategy in general is that you need to be consistent in order to get your content in front of the right eyes.

I hear from a lot of agents that they are trying to be diligent with implementing a new type of content strategy on Instagram only to find that their posts, reels, and stories are getting very little engagement. My first encouragement to them is to not panic and to stick to the program.

We know that Instagram favors accounts that post 3-5 times per week or MORE with original, valuable content. So if an agent has posted truly valuable and targeted content two to three times, while still posting a mishmash of other types of posts here and there, it’s not surprising that the algorithm hasn’t been able to fine tune who to promote their content to, leading to limited reach and engagement. 

Consistency clearly depends on timing (the frequency of posts, the time of day their are posted, etc.) - but also on the intended target audience. Consider whether your reels consistently tag the location where you sell real estate, or feature the most popular hashtags for your area.
